If you are in the market for a Silver Lake condo- there are several newly listed units There are a number of newly listed Silver Lake condos open this week that I was able to preview.  The five condos I saw were in various parts of Silver Lake, all 2 bedrooms and range in size from 1,202 to 1,692 square feet and priced from a low of $349,000 to a high of $769,000. The best deal by far is unit 202 at 2929 Waverly Drive.  This is a great sun-filled  2 bedroom, 2 bath unit situated in one of the best areas of Silver Lake.   It’s within walking distance to Edendale Grill, Trader Joes, and a multitude of Silver Lake shops and restaurants.  It’s also located in Silver Lake’s coveted Ivanhoe Elementary School district which is a short walk down the hill. The unit has tree top view and a partial view of the Silver Lake reservoir without the freeway noise associated with units on the other side of the building. At a list price of just $349,000 I don’t expect this one to last long. Waverly Drive condo in Silver Lake is a great buy Griffith Park Blvd architectural condo in Silver Lake with high ceilings and lots of light If you don’t mind stairs, 2135 Griffith Park Blvd #2135 is worth a look. One of only 5 units, this tri-level Silver Lake condo is also within walking distance to Trader Joe’s.  The complex is gated and the unit has an attached single car garage with a bonus room at the ground level. 1332 sf of living space includes 2 master bedrooms plus and additional half bath, oak floors, a living room fireplace and plenty of storage. The current list price of $479,000 is a good value. Around the other side of the reservoir just up from Silver Lake Wine, the new listing at 2279 Glendale Blvd is a multi-level townhouse with attached 2-car garage.  There are 2 large bedrooms and 2.5 baths in just shy of 1600sf views of the Silver Lake reservoir, Griffith Park Observatory & the Hollywood Sign. High ceilings, a bonus room and small private yard large are pluses and the fact that it does not face Glendale Blvd keeps traffic noise to a minimum.  List price is $540,000. Glendale Blvd condo in Silver Lake with views of the Hollywood Sign The last two Silver Lake  condos I visited this week are both in the same complex at 2330 Duane St., just up the hill from the Silver Lake dog park. The complex was built in 1983 and unit #206 doesn’t look like much has changed since it was originally built.  There are 2 bedrooms plus a loft and 3 baths in 1,597sf. It boasts great views of the Silver Lake Reservoir and it’s a nice location but it could use some updating. The $675,000 list price feels a bit high for the amount of updating required but you can be the judge. condo near the Silver Lake dog park with Silver Lake reservoir views On the other hand, unit 202 has been updated beautifully but the seller’s work on the place is reflected in the asking price of $769,000.  This is a beautiful unit with gorgeous views of the Silver Lake reservoir from the living room and kitchen as well as the large outdoor space.  Like unit 206, it is also 2 bedrooms plus a loft and 3 baths but with slightly larger living area of 1,692 sf.
