New on the market this week is this lovely Los Feliz Spanish in the Franklin Avenue Elementary School boundaries. Why do I think the school is important enough to mention it up front? Well, there are a couple of schools in the Silver Lake an Los Feliz area that get high scores from parents, students and independent ranking organizations and Franklin Elementary is one of them. Buying a home that includes a great school can save parents plenty of cash and also add to the resale value when it's time to move on. If you are looking in Silver Lake, you'll want to get your kids into Ivanhoe Elementary School, which I've written about in another post.
This Lovely Spanish home was built in 1930, has 3 bedrooms, 2.5 baths and many original details in 2,866 square feet of living space. I'm a sucker for original hardwood floors, barrell ceilings and wood burning fireplaces. The step down living room of this Los Feliz Spanish has all of that plus vintage hardware and original casement windows with views.
Formal living rooms are great, but having a den is always a plus. The den in this Spanish beauty includes a bar and opens through french doors to a shady, tiled side patio. Hmmm- blend up some margaritas at the bar and enjoy them on the patio a few steps away- that's not a bad image on a warm summer day! I could have spent the rest of the afternoon on this little patio.
The home has a large formal dining room leading into a kitchen that fits the Spanish style but includes Caesarstone counters, custom cabinents and Viking appliances.
