How do you finance a property like this? Are both house legal rental units? If so, do you need two different type of home insurance one being a rental property insurance?

Buying 2-4 units is similar to buying a single family home as far as financing goes. You can typically count 75% of the rental income towards qualifying for the loan too. When you buy a property with 2 unattached houses as this one, you would need 2 separate insurance policies. Both houses can be owner occupied, rented or one of each. If you rent them both, the insurance would be less expensive since you are responsible for the buildings but not the belongings. (When you have tenants, always write into the rental agreement that the tenants are required to obtain their own renter's insurance policy.) If you live in one or both, the owner occupied unit(s) require you to insure both the building and your belonging for best coverage.
